FAC is planning to acquire three sites in the Brownsville section of Brooklyn for the development of approximately 82 units of affordable housing. The three buildings would range in height from 4 to 9 stories. They are expected to meet the requirements for Enterprise Green Communities certification. Construction will be done to Passive House standards and will include highly insulated walls and roofs, an energy efficient HVAC system (VRF), high efficiency hot water heaters and appliances, individual water metering, rainwater capture for irrigation use, and locally sourced materials. All units would be affordable to households at or below 60% of Area Median Income (AMI). FAC and HPD intend to begin the process for transferring the land to FAC and rezone one site in 2021 and 2022 and begin construction in 2023. FAC intends to apply for both LIHTC and Neighborhood Construction Program (NCP) financing from NYC HPD for this $45 million development.
