FAC plans to acquire three sites in the Brownsville section of Brooklyn for the development of approximately 61 units of affordable housing. The three buildings will range in height from four to nine stories and are expected to meet the requirements for Enterprise Green Communities certification. The building will be constructed using Passive House principles and will include highly insulated walls and roofs, an energy efficient HVAC system, high–efficiency hot water heaters and appliances, individual water metering, rainwater capture for irrigation use, and locally sourced materials. All units will be affordable to households at or below 80% of Area Median Income. FAC and HPD intend to begin the process for transferring the land to FAC and rezone one site in 2025 and begin construction in 2026. FAC intends to apply for both Low Income Housing Tax Credits (LIHTC) and Neighborhood Construction Program (NCP) financing from NYC HPD for this $45 million development.
